What Does a Home Warranty Cover?
What Does a Home Warranty Cover?
Home warranties provide protection against unexpected expenses for repair or replacement of covered home systems or appliances. But which of your many appliances and systems are covered by these plans?
There are as many answers to this question as there are different home warranty coverage plans. The short answer is, it’s up to you!
Standard vs. Optional Coverage
First of all, appliances and systems old and new are just as easily covered by a home warranty since inspections or maintenance records are not required to purchase a plan from Trinity Home Advisors.
However, the manufacturer or builder warranties on specific items in a new home may have coverage limits, such as six months for appliances, a year for drywall and paint, two years for plumbing, HVAC, and electrical, and up to a decade for structural issues and defects.
As already stated above, a home warranty plan covers either major home systems, appliances, or both, if you go with a hybrid plan. Coverage varies based on the particular package you purchase, but most home warranties cover the following appliances:
- garbage disposals
- washers and dryers
- ranges/stoves/ovens
- refrigerators
- dishwashers
- built-in microwaves
- water heaters
They may also cover the following home systems:
- plumbing
- central air conditioning and heating
- interior electrical work
However, depending on your needs, you may find that other, less commonly insured household items can be included in your coverage. That is why it is pertinent that you read the fine print to learn what’s covered.
For example, you may be surprised, yet delighted, to learn that we offer different tiers where the following systems and appliances may be included in the home warranty plan of your choosing:
- fire and burglar alarms
- doorbells
- attic fans
- ceiling fans
- humidifiers
- garage door openers
- kitchen exhaust hoods and bathroom fans
- built-in whirlpools and jetted tubs
That said, there still are items that you will certainly desire coverage for, but they may not be a part of a standard plan because they are simply not built-in to your home.
However, we offer add-on plans for these items to ensure they are just as covered as the other high-priced items within your home and around your property. Such coverage does come at an added cost, but the security these plans provide is worth the price.
Examples of items deserving of added-on coverage include:
- water and sewer lines
- septic systems
- tankless water heaters
- pools
- well pumps
- sprinkler systems
- electronics
There are also many situations that are simply not covered by a home warranty at all. Here are some items that are excluded from most policies:
- flooring
- foundations
- solar power systems and related components
- commercial grade systems, equipment, or appliances
- repairs or replacements due to sediment, rust, or corrosion
- components that are not needed for the item to run efficiently
- preexisting wear and tear and repair issues
- anything uncovered by a home inspector, which means you were privy to knowledge about an existing problem
- repairs to fix issues created by manufacturer defects or improper installation or maintenance
- repairs made by those not included in the contract
- repairs or replacements made to correct zoning and building code violations
- repairs or replacements that are made due to the identification, detection, or removal of hazardous substances such as black mold, asbestos, and radon gas
